Building Process
1 Lot Selection
Dean Cathey Custom Homes will build on your own lot or assist you in selecting a potential home site that will become your dream home. It is our belief that each home should be custom designed to fit you, as well as the lot you build on, ensuring you a truly unique home. Are you looking for an HOA environment? Or, do you want to live on acreage and raise horses?
2 Floor Plan Design
Already bought your house plans? Or have your own architect working on your plans? That's great! If not, you can choose one of our architects to design an initial floor plan and front elevation of your new home. We will be there to assist you in all the phases of the architectural design process. You, the architect, and Dean Cathey Custom Homes will discuss all your needs and desires for the home. We do this to ensure you move into the home of your dreams!
3 Customizing Your Building Budget
After you agree on an initial floor plan and front elevation, we discuss the finish details of your home. This is when we will address all aspects of the finish out including appliances, lighting, flooring materials, interior trim, and cabinets. Dean Cathey Custom Homes does this to create a preliminary cost estimate for your new home. We will sit down with you and ask questions such as, "Stained concrete or hardwood floors?", "Granite or marble?", "Country living, mid-century modern, or anything in between?"
4 Contract Execution
Dean Cathey Custom Homes will present you with the estimated price of your home as designed and talk you through the budget line item by line item. You will also be provided with allowances to make all of your custom selections for your home. We want your home to truly reflect you. When the budget estimate meets your approval and expectations, we will enter it into a standard Home Builder's Association contract.
5 Construction Schedule
Prior to the start of any construction, Dean Cathey Custom Homes will provide you with the final plans and provide you with an estimated build time. You will be assigned a Construction Project Manager, and we'll be communicating with you all along the way to make sure you know when your selections are due, your approvals are needed, and draw requests are required.
6 Exterior Selections
At the start of construction, you will be asked to select the brick, stone, and stucco for your home. We find that simply driving around and looking at existing homes that match your style is the best approach to selecting these materials for your own new home.
7 Rough Inspection
At this stage of the build (after electrical and framing and before insulation and sheetrock), you and Dean Cathey Custom Homes will walk through your home to ensure that all plugs, switches, air vents, and lights are in the correct location for your family's needs. This inspection also allows you to see all that Dean Cathey Custom Homes does behind the walls to provide energy efficient homes.
8 Interior Design & Selections
This is your chance to design the home you always wanted! Not comfortable going it alone with only Pinterest on your side? No problem! Feel free to bring your own interior designer to the table. Don't know an interior designer? Also not a problem! You can use one of our experienced interior designers to help guide you through the interior design process. The designer will work directly with you to assist in the selection of your home's interior finishes and coordinates with your Construction Project Manager to make sure we are kept in the loop in the event any structural changes need to be made to accomplish your interior design vision.
9 Cabinet and Interior Trim Walk-Thru
Our custom cabinet companies will design CADD (computer-aided drafting & design program) drawings to show you what your cabinet layout can look like. And then when it's just right, you can select the fine details of interior door styles and trim.
10 Final Walk-Thru
Throughout the build process, Dean Cathey Custom Homes will be performing quality control to ensure the final walk through meets our standards as well as yours. After the construction phase is over, you and Dean Cathey Custom Homes will walk your home to explain how all the appliances and devices work. At this time you will be able to provide your Construction Project Manager with a punch list of all the small details (fix paint, adjustments, cleaning, etc.) Also, this is our opportunity to get your final seal of approval on the craftsmanship of the home.
11 MOVE-IN DAY!!
Before move-in, we will request a professional photographer be allowed to capture the uniqueness of your home. When we receive your final approval of craftsmanship and all relevant inspections are passed, you will close on the home and move in!
